Consultancy

The starting point: feasibility study, technical advice on architecture and engineering, and support for the investment decision.

Concept design

Development of the initial idea — concept studies that translate the brief, the place and the identity of the project.

Architecture

Architecture and urban design projects, guided by the specifics of the place and the brief — complying with the RGEU (general building regulation) and accessibility standards (Decree-Law 163/2006, as currently in force).

Refurbishment & remodelling

Work on existing buildings — restoration, remodelling, extension and change of use, reconciling the character of the existing with new requirements.

Landscape & outdoor spaces

Design of outdoor spaces — gardens, yards, green areas and surroundings — integrated with the architecture.

Engineering

Projects across all specialities — structure, water and drainage, electrical and telecoms, climate control (HVAC) and thermal, acoustics and fire safety —, coordinated with one another and compliant with the applicable regulations: fire safety (RJ-SCIE, Decree-Law 220/2008, as currently in force), acoustic requirements (RRAE — Decree-Law 129/2002, as currently in force), with on-site acoustic testing by an accredited laboratory, and energy and climate performance (RECS/REH — Decree-Law 101-D/2020, as currently in force).

BIM modelling & management

Project coordination using BIM methodology, ensuring compatibility between architecture and engineering, clash detection and greater efficiency — from 3D modelling to construction information management.

Licensing

Preparation and submission of applications to the municipal councils, in accordance with the RJUE — the urban planning and building legal regime (Decree-Law 555/99, as currently in force, including the “Simplex urbanístico” reform), the RGEU, the Municipal Master Plan (PDM) and the municipal urbanisation and building regulations. Follow-up through to approval.

Construction drawings

Development of construction (execution) drawings — detailing, bills of quantities and the elements needed for the works.

Programme management

Management of programmes and project portfolios, aligning objectives, timelines and resources.

Project management

End-to-end project coordination, from planning to delivery, aligning teams, deadlines and quality.

Project cost management

Estimation, control and optimisation of costs throughout the project and the works, ensuring budget predictability.

Site preparation

Site preparation, tendering and award support, and technical assistance.

Health & safety coordination

We ensure health and safety coordination during design and construction, including the Health and Safety Plan, under Decree-Law 273/2003, as currently in force (construction sites).

Construction management & supervision

Technical management and supervision of the works during construction — monitoring compliance with the project, deadlines, quality and costs, through to completion.

Interior design & decoration

Interior design and decoration — from the selection of materials and furniture to the final atmosphere, integrated with the architecture and the construction works.

Certifications

Certifications associated with the project and the construction, including energy certification under the Buildings Energy Certification System (Decree-Law 101-D/2020, as currently in force).
